Calgary Herald Article: West 85th builds on area's potential in Calgary

The stretch of 85th Street S.W. from 17th Avenue up to the Old Banff Coach Road has become one of this city's most sought-after retail corridors, surrounded by a growing number of high-income residential communities.
Fatima Dhanani, president of Bri-Mor Developments, realized the potential for the area many years ago and began buying land for both residential development and mixed-use projects.
Among her current projects is an office and retail development called West 85th, which is located on a 4.5-acre parcel of land on the east side of the street just to the north of 9th Avenue.
Designed by BKDI Architects and built by Graham Construction, West 85th is a first-class mixed-use retail and office development and all of the retail in Phase 1 has been leased through the assistance of Rob Walker of Colliers International. It has attracted a good variety of higher-end tenants such as a second location for Vin Room, the premium wine bar on 4th Street S.W.; Blue Door Oil and Vinegar; Ohh La La, a new Argentinean pastry shop; My Favorite Ice Cream Shoppe, and a BMO branch.
The A Class suburban office building has a first floor that is also fully leased; major tenant First Steps Daycare will occupy 6,700 square feet. The building is already full of clients, eight months before it will be available for occupancy.
Dhanani's confidence in the area is shown by building West 85th on spec.
About 32,000 square feet is available for lease on the second and third floors of the office block, although Dhanani plans to relocate her head office there. And 10,000 square feet is zoned for medical use.
A total of 81 underground parking stalls will be for the exclusive use of tenants, and there are a further 34 unreserved surface stalls. The development is on four bus routes connecting to the 69th Street West LRT Station.
Exclusive agents are Chris Law and Justin Mayerchak, also of Colliers.
The east portion of the site will accommodate 60 multi-family residences.
Phase 2 is scheduled to begin construction next summer, and concept plans show another 70,000 square feet of retail/office and 120 multi-residential/seniors units, according to Bri-Mor managing director Aleem Dhanani, who returned to Calgary to join the family firm after working in Saudi Arabia and the United Arab Emirates as an investment manager with Swicorp Joussour Private Equity.
Bri-Mor has a long and successful history in this city. It was established in 1989 as an asset and property management company and expanded to property development in 1996.
It has completed and is working on various industrial, commercial, storage and residential subdivision development projects.
Besides its West 85th property, it is currently developing 15 acres in Langdon and West Grove Estates, a development in West Springbank that will feature 96 custom home lots.
